The starting numbers are an example to show the method, not a market price. Time a few real jobs, work out what an hour of your time has to earn (the pricing guide shows how) and check the result against what customers near you will pay.

The window cleaning year

Busiest in spring and summer, and the weeks before Christmas. Quietest in January and February, and any run of freezing weather. Price for the whole year, not the best month, and check that the quiet months still cover your running costs.

What moves the price in window cleaning

  • How many windows, and whether there are bay, French or patio doors
  • Whether the frames, sills and doors are included
  • Access: gates, side passages, a conservatory roof, a long drive
  • Height: two storeys and a dormer take longer than a bungalow
  • How dirty it is on the first clean (the first visit is often priced higher)

Then set a minimum per house, so a tiny flat in a far-flung street still earns its place on the round.

Questions people ask

How much should a window cleaner charge per house?
There's no single right figure. It depends on what an hour of your time has to earn, how long a job takes you and what it costs to do. In window cleaning, the things that move the price most are: how many windows, and whether there are bay, French or patio doors; whether the frames, sills and doors are included; access: gates, side passages, a conservatory roof, a long drive. Put your own numbers in the calculator, then check the result against what customers near you will pay.
How long does one house take?
The calculator starts from 12 minutes on site plus 5 minutes getting there and setting up, 17 in all. That's an example to show the method. Time a few real jobs, including the driving, and use your own average.
Should a window cleaner set a minimum charge?
Yes. Set a minimum per house, so a tiny flat in a far-flung street still earns its place on the round. If a customer won't pay it, they cost you more in time than they pay you, and the round is better without them.
How many regular customers does a window cleaner need?
Customers come back every 4 weeks for many customers and every 8 weeks for others, about 10 visits a year, so each regular customer is worth that many jobs. The calculator turns the income you want into jobs a month and then into the number of customers it takes. Change the visits a year to match how often yours really come back.
Do window cleaning prices change through the year?
The work is busiest in spring and summer, and the weeks before Christmas and quietest in January and February, and any run of freezing weather. Customers still want clean windows, but frost stops you working and some customers pause over winter. Many traders keep the price steady and smooth the income instead, for example by agreeing a fixed monthly amount with regular customers.
